Very small seafront hotel (as was) but now a very large Guest House. 15 rooms, all ensuite. Usual gubbins downstairs, commercial kitchen, dining room for 30-40, very small staff quarters at the back. Around 100 years old, give or take.
No air conditioning, brand new boiler (less than a year old) so central heating sound.
Cjp: sounds slightly worrying, that. There has been the odd issue with leaks here, although nothing major. I fancy the surveyor could have a field day if he wanted. Irksome.

What type of property dumps? retail? industrial? Size? basic description of construction and services (heating and ac mainly)

For £900 sounds like a full building survey which is what is advised nowadays for properties over 75 years old. Expect him to be there between 3 - 4 hours. I wouldn't bother hiding anything, he'll probably find it! Our surveyor found evidence of a leaking roof, I ask him when, he said around WWII. This was a terraced house though, I dought it would be any differant for commercial?
